What Is Legionella — and Why It Matters in Buildings
Legionella is a waterborne bacterium that becomes dangerous when it enters building water systems and finds the conditions it needs to multiply. Warm water, stagnation, biofilm, scale, and sediment can all contribute to elevated risk in large and complex systems.
Exposure typically happens through inhalation of contaminated aerosol, not by drinking water. That is why showers, faucets, cooling towers, hot tubs, decorative water features, and other mist-generating systems are important points of concern in healthcare, hospitality, residential, and institutional buildings.
Legionnaires’ disease has risen sharply over the last two decades, and the risk is especially serious for older adults, smokers, immunocompromised occupants, and healthcare or senior-living populations. In practical terms, that means many buildings can look normal on the surface while still carrying real system-level risk if water management is weak, incomplete, or inconsistently implemented.
Strong control programs depend on more than paperwork. Water treatment, circulation, temperature management, flushing, cleaning, monitoring, and documented corrective-action procedures all play a role. The real question for any facility is whether its current program is genuinely reducing risk at the point of exposure—or simply creating documentation without enough operational control.
